They need a clear answer: What will this investment change, what will it cost, and how confident should we be?
A strong capital case starts with the building’s actual operating history, including utility and demand costs, meter trends, equipment runtime, maintenance history, weather, schedules, occupancy patterns, and current energy-use baselines.
The strongest proposals compare choices, not just projects. A solar project might be evaluated through expected production, avoided purchases, emissions implications, financing assumptions, and demand-charge effects. An HVAC decision might compare repair, replacement, controls optimization, and phased upgrades.
Forecasts should state their assumptions, show a range of possible outcomes, and identify conditions that could change the result. That transparency makes a recommendation more credible.
The most useful board materials are often simple: current-versus-forecast energy charts, operating-cost comparisons, timelines showing upfront cost and expected benefits, estimated emissions impacts, and clear explanations of maintenance, comfort, resilience, and risk.
